Due to the structural nature of basement conversions the approval of building regulators is always required. Whether you need planning permission however, depend on the nature of the work you undertake. Planning permission rules are complicated and it is best to seek the advice of an architect or planner. But as a general rule of thumb:

  • Converting an existing cellar won’t necessarily require planning permission
  • Digging out a 'retrofit' basement from the ground will always require planning permission
