Having established that a Loft Conversion is technically and economically feasible, you then have to consider whether or not you will require planning permission. Generally speaking most simple loft conversions do not require Planning Permission but all conversions are required to meet Building Regulations Approval. Please note: Planning Permission and Building Regulations are two separate requirements and both require approval from your local authority before any building work can commence. A loft conversion will require Planning Permission if:

you wish to raise the ridge of the roof.
you intend to change the shape of the roof at the front of
the house or at the side if you have a corner house, this
includes adding dormer windows.
 
 
your property has already been extended using up your Permitted Development Rights.
 
your property is listed or is in a conservation area.
your property is a flat or maisonette.

What regulations apply to loft conversions?

Building Regulations are national standards responsible for maintaining reasonable standards of health and safety for people in and around buildings. The main things to take into account in loft conversions are:-

Structural stability.
Fire safety.
Ventilation.
Stairways.
Insulation.
